| What sort of office space do you have to rent?

We provide high-tech business units ranging from 170-360sq
ft. Although our units are available to all businesses, with
the in-house support of a digital media facility the centre
is particularly geared towards assisting entrepreneurs and
businesses in the creative industries and multi-media sectors.

. 2 | What do I have to pay to move in?
.
We require a month’s rent upfront and the same amount
again as your bond. The amount you pay will depend on the
size of unit you choose.

. 3 | What about my bond when I leave?
.
Your deposit will be returned to you on your departure subject
to rent arrears and any unit repair costs.

. 4 | How do I pay?
.
Payment is monthly in advance, due on the first business day
of the month. Payment is requested by cheque or standing order
and you will be invoiced prior to the first business day of
each month. There is a penalty charge of £15 for late
payment.

. 5 | Are there any charges other than rent that I would
need to consider?
.
In addition to the rent, there are two further costs to consider.
The first is business rates, which are paid direct to Scarborough
Borough Council and, secondly, any amenity charges - where
relevant - for telephone, contents insurance, etc.
. 6 | How long will my tenancy agreement
be?

Our tenancy agreements are typically monthly rolling contracts
which are automatically renewed at the end of each month.
To terminate the contract you only have to give us a months
notice in writing.

. 7 | Do I need a solicitor?
.
Our tenancy agreements are written in simple, plain English.
The use of a solicitor is not strictly necessary, although
we do encourage you to read all of the terms and conditions
carefully and take any advice you think appropriate.

. 8 | When can I move in?
.
Once the tenancy agreement has been agreed, signed and upon
receipt of your bond and a month’s rent.

. 9 | What is in my unit when I move in?
.
The units come unfurnished. Your unit will be clean, decorated
and in good condition.

. 10 | Are there any secretarial, conference room or
reception services available?

. 11 | If I want to improve or add to my unit, what
do I have to do?
.
Please write to us giving full details of your proposal and
the Coast
& Moors Voluntary Action board will consider the changes
at their next meeting. Your lease will state that we have
the right to ask you to return the unit to its original condition
when you leave.

. 12: How do I go about renting an office?
.
When you have identified a unit/office you would like to rent
please get in contact.Once
you have confirmed your intention to take a unit, we will
send you a tenancy agreement detailing all of your rights
and responsibilities as tenant and ours as landlord.
